Deals of note:

Newmark recently leased 31,394 square feet of office leases for technology companies at 410 17th St. in downtown Denver:

  • Tyler Technologies, a software and services provider for the public sector, leased 9,557 square feet on the 17th floor. The company is relocating from 1999 Broadway.
  •  An undisclosed AI-powered customer relations management company leased 3,618 square feet on the 13th floor and 10,778 square feet on the 12th floor after previously working fully remote.
  • Convey, formerly Message Broadcast, a communications and marketing firm, signed a 3,618-square-foot expansion to occupy a total of 7,441 square feet on the 13th floor. 

Jamie Gard, Whitney Hake and Grace Lessard represented landlord Cress Capital. Tenant representation included Ken Gooden of JLL for Tyler Technologies, Rick Door of Cresa for the undisclosed tenant and both Rick Door and Kai Slocum of Cresa for Convey.

CP Westminster LLC purchased 10600 Westminster Blvd. in Westminster, home to a Westin hotel on 14 acres, for $84.53 million from WS W Squared LLC. 

CenterSquare Investment Management LLC purchased a retail strip on 4.2 acres at 2585-2599 Lewis Way in Lakewood for $10.35 million from North Bear Meadows LLC. Tenants include Dominos, KFC and Green Mountain Beer Co. CenterSquare also bought a Littleton retail strip last week for $6.35 million.  

Digby Commercial Advisors reports the following deal:

Zitro Ventures LLC purchased a 4,668-square-foot warehouse at 16601 S. Golden Road in Golden for $1.85 million from Rhonda Irwin. Lauren Moyer represented the landlord.

Blue West Capital reports the following deal:

Spot Wash Holding LLC purchased a 3,372-square-foot carwash at 11416 Pearl St. in Northglenn for $1.6 million from Blanco Properties Pearl LLC. Noah Harrison and Rob Edwards represented the seller. 

Fuller Real Estate reports the following deal:

Niagara Properties Inc purchased a 4,740-square-foot used car lot at 7785 W. Colfax Ave. in Lakewood for $1.42 million from Ayah Property LLC.  Alex Scott and Travis Wanger represented the seller.

Zayo Group LLC purchased a vacant 1-acre property at 15404 E. 18th Ave. in Aurora for $630,000 from Aurora Industrial Supply. Andrew Dodgen represented the seller.

Antonoff & Co. Brokerage Inc. reports the following deal:

3 Brothers Mobile & Auto Repair leased 2,430 industrial square feet at 60 S. Havana St., Units 614 and 615 in Aurora. Charles Nusbaum represented the landlord, Havana Office Park & Mini Storage LLLP. Tom Paton of Stratera Partners represented the tenant.

Colfax Corner LLC purchased 14255 W. Colfax Drive in Lakewood for $6.4 million from 14255 LLC. 

MDK Park Meadows LLC purchased 7824 Park Meadows Drive in Lone Tree for $3.8 million from William Penn Apartments LLC. 

Shoshone LLC purchased 2955-2965 S. Shoshone St. in Englewood for $1.43 million from Stigall Properties LLC. 

Out Left Field LLC purchased a 12,600-square-foot office building 2775 W. Hampden Ave. in Englewood for $918,725 from Western Asset Property LLC.

JHR Platte River LLC purchased 1015 W. Evans Ave., Units A and B, in Denver for $825,000 from the Ruby A Thomas Trust. 

Lanes Garden LLC purchased 11400-11450 W. Colfax Ave. in unincorporated Jefferson County for $435,000 from First American State Bank.
