Near-empty Cap Hill office building sells for $2.4M

Nobody wants to keep 800 Grant St. as an office building.

The six-story, 44,000-square-foot concrete building sold for $2.4 million on Monday, according to public records, to an entity managed by Sam Leger.

Leger, who is CEO of Denver brokerage Unique Properties and commercial builder 303 Construction and Development Services, paid $54 per square foot for the 1970s building. The property also includes a three-story parking garage.

Leger, who did not respond to a request for comment, financed the deal with a $1.7 million loan from Missouri-based Central Trust Bank. 

A proposal submitted to Denver last month suggests that Leger is planning to convert the existing building into 50 apartments. The documents, drawn up by local shop Neo Studio Architecture, don’t directly name the developer but were filed shortly after an auction for the property ended.

The building was only 25% leased when it hit the auction block

The property was sold by County Technical Services Inc., an insurance firm with space on the building’s fourth floor. The company, which did not respond to a request for comment, had owned the building for decades, public records show.

The 800 Grant building was previously eyed by Chelsea Investment Corp., an income-restricted housing developer out of California. In the summer of 2024, the firm proposed knocking down the building and erecting a 76-unit apartment complex for seniors in its place. 

Chelsea’s efforts fell apart when the Colorado Housing and Finance Authority did not award it the $25.8 million in tax credits and bond monies the company requested.

Leger’s most notable ongoing project is the redevelopment of Denver’s Esquire Theatre, a nearly century old movie theater building that closed last year. He is turning it into a mix of office and retail/restaurant space.

Last month, Leger was part of a group that sold an industrial property at 1700 E. 68th Ave. in unincorporated Adams County for $11.5 million. 

Leger’s 303 Construction and Development Services have built everything from townhomes to factories, mostly in Denver, with some as far away as Fort Lupton, according to the business’ website.
