The mixed-use project right off the 16th Street Mall broke ground in October 2017 and is slated to be completed in the second quarter of next year.
Tea Station is the U.S.-based franchise chain of a Taiwanese parent company. The Denver licensee hopes to open in mid-2020.
“We view those geographies as what Denver was like 15 to 20 years ago,” said Evan Gart, a financial analyst at the firm.
Two of the inaugural tenants at the food hall that opened in February are gone. But both are maintaining a presence in Denver.
The new Best Western brand will be the second hotel along Brighton Boulevard.
The AC Hotels by Marriott property would have 150 rooms and be developed by an Arizona-based company.
It would be a short walk from the district’s sole existing hotel, which will be replaced.
The restaurant is being opened by Brian Midtbo, who also co-owns Wash Park’s Blackbird Public House.
The seller purchased the site in 2008 for $17.1 million. It was rezoned last year ahead of expected redevelopment.
