There’s a bridge to nowhere spanning Ninth Avenue, at least for the time being.
Continuum Partners has cleared the entire block just north of the former CU Hospital to make way for the first construction phases at its massive $400 million Colorado Avenue redevelopment project.
Demolition has left a clean cut from the end of the former hospital’s Research Bridge to a leveled site on the northern edge of Ninth Avenue.
The first chunk of the 26-acre redevelopment takes up four blocks bounded by Colorado Boulevard, Bellaire Street, Ninth Avenue and 11th Avenue. The block the Research Bridge drops off into will become a retail center with green space. The bridge itself will be converted into a hotel.
A new 280-unit residential complex with ground-floor retail is on the boards for the block right at Ninth Avenue and Colorado Boulevard. A 1,100-car parking garage at 11th and Colorado will remain on-site. Plans show a 323-unit residential building on the block east of the parking lot.
Continuum Partners is developing the former hospital site in a joint venture with Los Angeles-based CIM Group. The partnership bought the hospital for $30 million in January. Saunders Construction is the general contractor.
All told, the Ninth and Colorado redevelopment could host 1,100 residential units, 125,000 square feet of office space and 250,000 square feet of retail space. The construction schedule calls for about five years of work to revamp the entire 26-acre parcel.
