An apartment complex is slated for the recently cleared site of former state office buildings in the heart of LoHi.
Infinity Property Collection, the commercial division of local homebuilder Infinity Home Collection, plans to build a pair of three-story buildings in the 3100 block of Zuni and Wyandot streets, according to principal Regan Schmergel.
The two buildings, slated to have 111 units between them, will be dubbed “The Bell and Palmer,” after General William Jackson Palmer and Dr. William A. Bell.
“They were actually the original city planners in the neighborhood in the 19th century,” Schmergel said.
The development site, about an acre in total, consists of two parcels — 2331 W. 31st Ave. and 3130 Zuni St. — along Zuni Street, and 3125 Wyandot St. across the alley.
The properties were previously home to a pair of two-story nondescript buildings used by the Colorado Department of Agriculture, Schmergel said. Infinity purchased the site from the state in August 2018, paying $7.04 million, according to public records.
The larger building, along Zuni Street, will have one level of underground parking, giving the project approximately one spot per residential unit, Schmergel said. There also will be approximately 8,000 square feet of ground-floor retail space.
Schmergel said the goal is to “bridge the gap” in retail that currently exists on Zuni, between spots like Zuni Street Brewing Co. at the intersection with 29th Avenue and the handful of eateries along 32nd Avenue.
About 80 percent of the apartments will be one-bedroom units, Schmergel said.
The company hopes to break ground in the second quarter of this year, and deliver the first building in summer 2021. The second is likely to be completed about six months later.

Infinity Property Collection is familiar with LoHi. The company developed the Tejon Heights apartment complex at 3456 Tejon St., and last year converted the former apartment building at 3330 N. Mariposa St. into the Comma Hotel.
