Last call has come and gone, and a groundbreaking is on the way.
Downtown bar Shelby’s Bar & Grill’s last day of business at 519 18th St. was this past Saturday, and Canadian developer Amacon — which purchased the bar’s building and an adjacent parking lot last year for $8.8 million — is gearing up for its planned condo project.
Mark Sheldon, who joined Amacon this year to oversee Denver operations, told BusinessDen last week that the company expects to demolish the bar’s building in the near future, and continue development design efforts through the fall.
“I’m hoping to have construction start in earnest toward the end of the year,” Sheldon said, adding that could be as soon as late third quarter.
The condo project has been referred to as Block 176 — a reference to the legal description of the site — but a rebranding is expected.
“My guess is that name is not going to ride the train the whole way,” Sheldon said.
The project on a 0.69-acre site is slated to incorporate an eight-story podium, with two towers rising from that. The taller south tower will top out at 39 stories, although the highest unit will be on the 38th floor, with mechanical space above it. The shorter north tower will be 32 stories.
Sheldon said Amacon plans to build the south tower before starting work on the north tower. It’s forecasting completion for the south tower sometime in the first half of 2022.
The project is slated to have 461 for-sale units: 270 in the south tower and 191 in the north tower. That puts it slightly behind the unit count of Spire, the 493-unit condo building at 891 14th St.
The ground floor of the project will have retail space and the building’s lobby. Parking will be on two below-ground levels, as well as floors two through eight of the podium. Building amenities will be concentrated on the ninth floor.
Davis Partnership Architects designed the project. Amacon is its own general contractor.
