A look inside the LoHi Lumina project

New tenants are filling an eye-catching Highlands development.

About 70 percent of The Lumina building at 33rd and Navajo has leased up, the project’s developers said Wednesday, about two months after the apartment project began moving in its first tenants.

TreeHouse Development, which developed the building for owner Edee Anesi, opened its recently finished Highlands project for a NAIOP walking tour on May 20. The building broke ground around February 2014 and took about a year to finish.

The Lumina totals 61 studio, one-bedroom and two-bedroom apartments. The units are oriented around an open-air atrium with a balcony for each floor overlooking a common sitting area. The building also features a fitness room and a rooftop deck.

Rooms are listed at about $1,500 for studios between 520 and 590 square feet. The one-bedrooms start at about $1,700 for 730 square feet, and two-bedroom units start at $2,035.

Lumina also has 6,000 square feet of ground-floor retail space. Furniture company Mod Livin’ is currently running a 1,300-square-foot pop-up shop, and Telluride-based There Bar will open a restaurant in the building wrapping the corner of 33rd and Navajo.

TreeHouse is looking for a tenant to fill Mod Livin’s space when it moves out next month, but the rest of the retail space has been leased.

The building replaces the former Pagliacci’s Italian Restaurant. It was designed by Tres Birds Workshop. JHL Constructors was the project’s general contractor.
