RiNo office building widens search to finish leasing

The Catalyst Health Tech Innovation office building on Brighton Boulevard is loosening what counts as “health tech” as it tries to fill the seven-story space.

Denver-based developer Koelbel & Co., which has marketed the building at 3513 Brighton Blvd. as exclusively for healthcare technology companies, is still seeking tenants for its largest units on upper floors.

Technology companies outside healthcare have looked at the building. Dean Koelbel, who is managing leasing, said an architectural firm is one of three companies negotiating for space.

“We want the building to be 100 percent health tech, but also we have to mitigate risk as a developer,” Koelbel said Monday.

At a Wednesday “topping out” event at the building, which is slated to open in May, Koelbel said the company always intended the health tech designation as “a broad net.”

He said the architectural firm, which he did not name, works for hospitals and other healthcare clients. He added that the firm is pursing interested tenants with a healthcare connection more aggressively than those without one.

“We want them to be complementary to what we have,” Koebel said. “We will turn away companies.”

Nearly 50 tenants from the industry have signed leases for space – mostly small firms that will share a coworking space on the fourth floor.

Koebel said the building is about 55 percent leased, and filling the building’s anchor blocks has been a challenge.

“We’re having difficulty getting people on site,” he said.

He attributed that in part to road work and construction along Brighton Boulevard, as well as the neighborhood still growing. Larger companies, Koebel said, are less willing to take a chance on a new neighborhood.

Koebel & Co. and partners Mike Biselli and Larry Burgess broke ground on the Catalyst development in October 2016. The 180,000-square-foot building will have about 145,000 square feet of rentable space.

All of that is designated for office use, except 17,000 square feet of retail on the ground floor.

Kelly Greene with Legend Partners has been tapped to find restaurant tenants. Logan House Coffee Co., which has one location in Aurora, will occupy about 1,600 square feet.

The second and third floors are fully leased, Koebel said, to office tenants each with between 2,000 and 7,000 square feet. Those that have signed leases include telemedicine startup CirrusMD and the Medical Group Management Association.

The fourth floor will be devoted to coworking, with 63 one- to three-person offices and 30 additional desks. He said 37 companies have signed year-long leases.
