The 10,350-acre ranch of a Las Vegas businessman has hit the market asking $45 million.

Motherwell Ranch, southwest of Steamboat Springs, is being marketed for its “privacy, diverse landscape, abundant water, plentiful wildlife and ideal location” perfect for the avid hunter or angler. The grounds teem with elk and a river through the property is alive with trout.

But the ranch, whose land was assembled by Wesley Adams, founder of Nevada-based Western States Contracting, is also a place for more modern entertainments.

The property includes a clay pigeon shooting range and tents furnished with bathrooms and lighting for “glamping” excursions, the Mansion Global reports.   

The stats: With 16 square miles of diverse landscapes and a 2,550-foot elevation change, the ranch also contains a ranch headquarters with the owner’s home, three cabins, a hunting lodge and an equestrian facility.

The sellers: Motherwell Ranch, LLC (Weston Adams, son of Wesley Adams).

Features: In addition to more than 4,000 acres of fenced land containing a large elk herd, the parcel provides irrigation and roaming space for cattle. The property is private, but only 20 minutes from the regional airport and 45 minutes from Steamboat Springs.
