Former school property in Westminster listed for $5M

Another school is up for sale.

The former Zerger Elementary School in Westminster has been listed for $4.7 million.

“Our real target is talking to charter schools,” said Jason White, a broker marketing the building for JLL. “If you can use the asset as is, it’s usually the highest and best value.”

The 43,500-square-foot building sits on 8.5 acres. The property at 9050 Field St. would need to be rezoned if a buyer plans to build residences.

“We are talking to a lot of folks looking at residential,” he said. “It can be redeveloped – we aren’t ruling it out.”

Jefferson County Public Schools closed Zerger Elementary in 2011 due to low enrollment. For six years the school sat vacant. The building will be occupied temporarily this upcoming year by Doral Academy charter school.

Since it was built in 1977, the population of Westminster has aged. Diana Wilson of JCPS said 3,000 fewer children in the county coupled with more charter schools and less funding has created the “perfect storm.”

The average age of a Jefferson County school is 45 years, and the buildings need updates.

“We have over $8 million in capital needs,” Wilson said. “We could use some investment.”

JCPS also is selling the former McLain Community High School at 2001 Hoyt St. in Lakewood for $2.8 million.

Zerger follows Escuela Tlatelolco in the Highlands and Emily Griffith Opportunity School downtown as former schools for sale this year.
