Union Station’s Triangle Building sold for record $154M

The Triangle Building in Union Station has sold for $154 million, making it the most expensive office building ever to trade in Denver on a per-square-foot basis.

German investors Union Investment Real Estate GMBH picked up the 227,000-square-foot, glass-paned building for $676 per square foot. That beats a record previously held by 16 Chestnut, according to JLL research, which changed hands in 2016 for $616 per square foot.

The office building quietly hit the market in 2016, marketed by CBRE office brokers Mike Winn and Tim Richey.

East West Partners developed the 10-story tower at 16th and Wewatta streets in LoDo. It opened to tenants last year. The Denver Post pegged construction costs at $85 million in a 2013 report.
