A fixture on Tennyson Street has sold for the second time in 2 years.
Denver-based Chase Partners bought the former Flesher-Hinton Music Co. building at 3936 Tennyson St. this month for $1.15 million. Bob Smith, manager of Chase Partners, said the plan is to renovate the building and lease it back out to a new tenant.
“We loved the historical theater part of it,” he said. “Our general tendency is to try to keep the character of a neighborhood and an old building, and repurpose it to something that will fit in the neighborhood.”
The property is an 8,000-square-foot, century-old brick building. It was originally a theater. Flesher-Hinton Music operated on Tennyson Street for more than 50 years before selling the real estate in 2015 and moving to a new location in Wheat Ridge.
The owner of tattoo shop Certified Customs bought the building from Flesher-Hinton in 2015 for $1.17 million.
SVN Denver Commercial brokers Mike Carnes and John Sheflin represented Certified Customs in its sale to Chase Partners. Carnes said the company’s plans changed after they bought the building in November 2015, and they decided to find a place closer to their existing location at 120 S. Broadway.
Cushman & Wakefield broker Joe Krahn represented Chase Partners in its acquisition. He said it was one of the more prominent buildings on a busy North Denver block, and the new owners have already shown a few potential tenants through the space.
“It’s already generated a lot of interest, even though we’re not formally marketing it,” Krahn said.
Smith said his group has yet to enlist a broker to formally lease the building. He estimated it would take at least six months to renovate the building and move a new tenant in.
