Zeppelin looks to sell A-frames within Winter Park hotel

The A-Frame Club is now accepting new members.

Denver-based Zeppelin Development is selling individual units within its hotel made up of 31 stand-alone A-frames, which are a short walk from the base of the Winter Park ski resort.

Each unit is 600 square feet, with a king bed and a soaking tub on the second level under the peak of the structure. Downstairs there’s a kitchenette, a bathroom with a shower and a living room featuring large picture windows.

The first four units hit the market this month with asking prices from $650,000 to $700,000. The prices vary based on the privacy of the unit and the proximity to the Fraser River, which runs behind the property.

“I think we’ll probably sell at least up to half of them, but there’s a possibility we’ll get to the majority or even all of them,” Zeppelin Development CEO Kyle Zeppelin said last week.

Buyers will be able to let the hotel rent their unit when they’re not using it. Zeppelin said 60% of the revenue from those stays will go to the owner, with the hotel keeping the remainder.

Zeppelin Development — best known for its work in RiNo, which includes Zeppelin Station and The Source Hotel — bought the 2-acre Winter Park site in 2020 and set about building the A-Frame Club. For Zeppelin, it was about creating something that matched the grandeur of the setting, rather than a standard boxy condo.

“I grew up around skiing and the experience is not measuring up for a lot of people in terms of what’s possible,” he said.

Selling the A-frames wasn’t part of the original plan, but Zeppelin said he started thinking about it halfway through construction. The hotel, which also features a restaurant, opened in early 2023.

“There’s seasonality to it, certainly,” Zeppelin of the business since then. “We are in line with projections.”

Ken Boenish, a real estate agent marketing the A-frames, said the units should suit second-home buyers well, since most intend to rent out their place when they’re not using it.

“It’s really nice to be able to offset your ownership cost through vacation rentals,” he said, adding that the setup at the A-Frame Club will be even more turnkey.

Boenish said the A-frame listings have gotten “a warm reception” so far.

“It’s probably the one property in the market that has a unique vibe to it,” he said.
