Sunnyside’s Ace Hardware, owned by local hotel firm, to double in size

Colorado Hospitality Services is adding more hardware, not hotel space, in Sunnyside.

“We have over 40 hotels in the Denver, Colorado, area, also Nebraska, Wyoming, Idaho —  that’s the brunt of our business. But we also have some retail locations, and this is one of them,” said Jordan Anderson, who manages acquisitions and development for the Northglenn-based firm. 

The hotel company owns and franchises eight Ace Hardware stores across the Front Range and is doubling the size of its Sunnyside location at 3758 Osage St., Unit 101. It purchased Unit 102, a 6,230-square-foot two-level addition, for $2.4 million last month. 

The sellers previously operated an art gallery in the space and approached Colorado Hospitality Services about a deal, Anderson said. The gallery owners bought the property in March 2020 for $2.2 million, records show.

“The nice thing about the Ace brand is they don’t constrain us too much on what we can do,” Anderson said. “Whatever the demand is, whatever the customers ask for, that’s what we try to do.”

The new space will include sections for pet supplies, construction supplies and an expanded grilling, plumbing and furniture selection. A liquor store is also planned.

“We have the Ace Arvada, that’s where we included a little liquor store … that does pretty well,” Anderson said. 

The company hopes to complete the project next year. A budget is still being finalized.

In addition to its Ace store portfolio, Colorado Hospitality owns a gas station in Watkins. Anderson said the company began buying retail assets shortly after the pandemic. Earlier this year, the company expanded its hospitality holdings by acquiring two distressed hotels near the Denver International Airport.
