Deals of note:
Hines said it has signed 66,000 square feet of new leases in 2025 at its 1125 17th St. office tower, pushing occupancy over 80%. Guzman Energy, a wholesale power provider, expanded its footprint to an entire 21,000-square-foot floor. Accounting firm Kurtz Fargo leased 7,000 square feet. An unnamed business technology firm leased 28,000 square feet and various law firms leased a combined 27,000 square feet. The leases come on the heels of a $25 million building renovation.
Portercare Adventist Health System purchased a 5.78-acre vacant lot at Hess Road and Canyon Forge Drive in Castle Pines for $8.86 million from CR Canyonside Investors LLC.
Reinhart Boerner Van Deuren, a Milwaukee-based law firm, leased 3,033 square feet in The Saddlery Building at 1500 Wynkoop St. in Denver. The firm, which has had a Denver office since 1985, previously operated at 1401 Lawrence St. The firm has six attorneys in Denver and approximately 200 companywide.
Henry Group Real Estate reports the following deal:
EFT Union LLC purchased a 10,160-square-foot warehouse on 1.24 acres at 6600 and 6650 Smith Road in Denver for $2.5 million from ITG Colorado LLC. Colton Murphy represented the buyer. Steve Serenyi and Riggs Winz of Colliers represented the seller.

3651 S Cherokee LLC purchased a 16-unit apartment building at 3651 S. Cherokee St. in Englewood for $2.5 million from the Robert D Anschicks Trust. Katon Patel, Joe Hornstein and Scott Fetter were the transaction brokers.
Dinavahi Sirisha purchased a six-unit apartment building at 1115 Carr St. in Lakewood for $1.7 million from the Raymond Magee and Shannon Hiller Magee Living Trust. Hunter Schaefer, Jack Sherman, Kevin Calame and Matt Lewallen represented the seller.
Dean Barlow purchased a 3,484-square-foot quadplex at 4440 E. 68th Ave. in Commerce City for $780,000 from Jeffery T. Cooley. Katon Patel was the transaction broker.
