A property management firm in Aurora should either be handed off to a court-appointed caretaker or dissolved entirely, according to one of its 50-50 owners, who says a yearslong embezzlement scheme has cost the company $1 million and many clients.
“She has made it financially impossible for the LLC to continue business,” Jessica Carollo-White wrote in a lawsuit she filed against Jessica Brittmon of Centennial on July 9.
The two Jessicas founded J&J Property Management in the summer of 2018 to maintain residential properties in the metro area. Brittmon was in charge of bookkeeping.
Carollo-White claims the first evidence of something was wrong arrived in May, when property owners began complaining that they had not received rent payments for months. Carollo-White asked the company’s bank for years of financial records to find out why, she recalls.
What she uncovered, according to her lawsuit, was six years of theft. In 2019, Brittmon began writing checks to herself from J&J’s operating account. By 2021, she was using a company credit card for personal expenses. Since 2023, she has moved cash from J&J’s escrow account, which is meant to hold security deposits, into the operating account for her own use.
“Since the initial complaints from owners, more owners are now complaining and withdrawing their business from J&J daily,” according to Carollo-White’s lawsuit against Brittmon. “Upon information and belief, the owners are owed approximately $200,000 or more.”
“Ms. Brittmon’s actions have placed J&J in serious financial jeopardy, which will be nearly impossible to recover from without recovery of the funds Ms. Brittmon unlawfully absconded with,” states the lawsuit, which alleges theft, fraud, breach of contract and more.
Brittmon did not return BusinessDen’s requests for a comment on those allegations.
Carollo-White is asking Arapahoe County District Judge Benjamin Figa to either appoint a receiver for J&J Property Management who can right the ship or, if Brittmon refuses to return the supposedly stolen $1 million, to shut their business down and eliminate its LLC.
“Brittmon’s actions have made it infeasible for the owners to continue working together in any capacity,” Carollo-White claims. “They have reached an impasse as to how to continue.”
Figa has not scheduled a hearing on the request for a receiver and Carollo-White has not said who she would like to see run the company. J&J offices are at 2600 S. Parker Road.
