JAB Real Estate, a Chicago-based multifamily investor and developer, purchased the 46-unit Marco Polo apartment complex at 1373 Fillmore St. in Denver’s Congress Park neighborhood for $8.65 million from 375 Fillmore Company LLC. The 39,440-square-foot building was constructed in 1966. The seller was represented by Pat Henry and Boston Weir of Henry Group Real Estate.
IRA Capital, a private equity firm specializing in healthcare real estate, purchased a fully leased 40-bed, 9,000-square-foot inpatient rehabilitation hospital at 372 Inverness Drive South in unincorporated Douglas County for $36.36 million from a partnership between America Development & Investments, Brandon Holdings and Nobis Hospital Investments LLC, which developed the hospital. Quiver Investment’s John Witt and Ben Swanson, in conjunction with Cushman & Wakefield’s Chris Toci and Eric Wichterman, represented the seller
Dream US Industrial Fund, an entity of Dream REIT, purchased the 157,942-square-foot industrial property at 9420 E. 40th Ave. in Denver for $25.5 million from United Properties. The eight-year-old building is one of several in the Enterprise Business Center. Mike Wafer, Tim Richey, Michael Wafer Jr., Mike Viehmann, Jack Richey and Sean Fitzgerald represented the seller.

Jennifer Lynn Martin Dynasty Trust purchased a 9-unit, 6,789-square-foot apartment building at 801 W. Prentice Ave. in Littleton for $2.05 million from 801 Prentice LLC. Luke Salazar, Robert Lawson and Jim Knowlton represented the seller. Andy Monette, David Barocas, Corey Sandberg and Dallas Sandberg were the transaction brokers.

MJP Investments LLC purchased a 15,000-square-foot warehouse at 5540-5564 Gray St. in Arvada for $2.62 million from HLS Holdings Inc. The building was approximately 16% occupied. The new ownership group plans to initially occupy 2,500 square feet and expand in the future. In the near term, it aims to lease the remaining space. Michael DeSantis and Brett MacDougall were the transaction brokers.
Golden Plaza LLC purchased 2024 E. Colfax Ave., a 4-tenant retail property in Denver, for $1.6 million from Lampert Schiff Partnership LLP. The asset had not changed ownership in over a century. Brett MacDougall, Michael DeSantis and Hudson Cramer were the transaction brokers.
951 Vallejo Investment LLC purchased a 6,050-square-foot freestanding office/warehouse building at 951 Vallejo St. in Denver for $1.25 million from Hana-Zamboni LLC. Earl Duffy and Greg Knott represented the buyer.
Upham 11 LLC purchased a 42,253-square-foot shovel-ready townhome site at 3915 Upham St. in Wheat Ridge for $1.2 million from Work Shop Spec LLC.
