Dallas investor lists two Tennyson retail properties, one with addition potential

A 10,000-square-foot chunk of Tennyson Street’s red hot retail real estate is up for sale.

JLL brokers Chris Gerard, Austin Snedden and Jason Schmidt listed the 7,700-square-foot Lantern building at 3985 Tennyson St. and the 2,500-square-foot Cozy Cottage restaurant property at 4363 Tennyson St. for sale in late May. 

The one-story Lantern building is fully leased to build-your-own-salad chain Sweetgreen, The Salty Donut and Australian eatery Two Hands. 

It’s also permitted for a second-story retail addition. It can fit 3,500 square feet of indoor space with a 1,600-square-foot deck. 

“All you really have to do is put an elevator in and build,” Schmidt said.

There’s no list price for the properties, which are currently owned by Dallas-based retail investor Rue. The company owns another Tennyson building across the street from the Lantern at 4100 Tennyson St.

Rue’s founder, Jeremy Zidell, declined to comment on the listing. 

“We’re working with a couple interested parties now but we always take more interest,” Schmidt said.

The Lantern building was a badly burned vacant storefront when Rue bought it in 2021 for $2.5 million. The firm picked up the real estate for Cozy Cottage the next year for $1.8 million. Zidell told BusinessDen in November that the Tennyson holdings were his only in Colorado.

The retail corridor is one of the hottest markets in town, spanning eight blocks from 38th to 46th Avenue. Three new apartment buildings popped up on the street in the past year, and another is under construction. Just two vacant lots remain. 

“There’s no better place to be on a nice Sunday afternoon than Tennyson Street,” Schmidt said.
