2844 Welton St. is going back to the south.

A Cajun, cocktail-forward restaurant will soon fill the space that housed Dunbar Kitchen and Tap House, the Georgia-inspired spot that closed in 2020.

Mary Alison Wright and McClain Hedges, the owners of Yacht Club in RiNo, are behind the concept, which will open sometime later this summer.

They signed a 10-year lease in December for the 2,400 square-foot building, according to Robb Brown, the broker representing the landlord in the deal.

“The roots go back to a time when the French and Canadians moved to the southern United States,” said Brown, of The Denver Retail Group. “If you’ve been to Tokyo, it’s a lot like the izakyas, those late night places where you can get food and cocktails.”

The Yacht Club owners did not respond to a request for comment from BusinessDen. But in early May, an LLC affiliated with Hedges doing business as “Le Rougarou” applied to transfer the cabaret liquor license connected to the address, according to a sign posted on the door.

Brown said the menu will feature a mix of Cajun-American meals with influences from Asian countries like Korea and Malaysia.

He added the owners have been making interior improvements since the beginning of the year, most notably getting a new bar. They also hope to have a patio by the opening date.

“This location was relatively new and higher end, so it was mostly stuff around the edges,” Brown said of the renovations. “They did remove and rebuild the bar itself, which to me makes sense given that the Yacht Club is a bar concept and they understand the bar business as well as anyone in the market.”

The Five Points space had been sitting vacant for about three years. Moods Beats Potions, a spot that had “Cherry Creek Grill vibes” according to Brown, opened in May 2021 before shuttering in early summer 2022.

MBP was operated by landlord The Flyfisher Group, which records show bought the property for $1.5 million in 2019.
