A small building with retail space and hotel-like rooms has been proposed for a narrow lot in LoHi.
Developer Matt Kinner submitted plans to the city Monday calling for a three-story, 11,000-square-foot building at 2511 17th St.
Six retail units ranging from 442 to 880 square feet would be squeezed into 3,700 square feet on the ground floor, the plans show. None would have frontage along 17th, except for potentially one at the front of the lot.
There would be 16 lodging units between the second and third floors, each about 450 square feet, per the plans. The building would come with a motel-style layout, with an open walkway, including stairs, to the upstairs floors.
There would be a nine-stall surface parking lot behind the building along Central Court.
Kinner has owned the property, which spans one-fourth of an acre, for nearly a decade. He bought it in January 2015 for $1.28 million, or $121 a foot, records show. The property is currently home to a single-story commercial building that is vacant.
Kinner declined to comment on the proposal, citing its early nature.
Just a quarter mile up the street, at 1667 Erie St., developer Paul Stann submitted plans to the city this summer for a 70-room, 28,000-square-foot hotel. A half-mile away, Kairoi Residential is thinking the opposite. The San Antonio-based firm submitted plans to the city in April proposing to replace the Residence Inn at 2777 N. Zuni St. with a five-story, 465-unit apartment complex.
