Renovated Cherry Hills mansion lists for $7.9M

Michael and Brianna Griffin have done a lot of renovating, but nothing compares to 4301 S. Downing St. 

“This is definitely the most upscale, largest fix-and-flip we’ve done,” Michael said. “It was one of those opportunities you just couldn’t turn down.” 

The 9,000-square-foot ranch home, which has five bedrooms, eight baths and a gated entrance, sits on 2.2 acres in Old Cherry Hills. 

“It had a decent layout, but needed some reworking to make it extraordinary,” Michael said.

The 1996-built mansion formerly belonged to attorney Harvey A. Steinberg, who lived in it with his family and later used it as a rental property. 

Steinberg, a former 18th Judicial District deputy district attorney, is a partner in Springer & Steinberg.

The Griffins said they’ve renovated and sold 350 homes in the past seven years. They bought the one on Downing for $4 million last June.

The renovation project involved gutting the home’s interior to open the living room and create more open space into the kitchen and dining room. “The characteristics of the home made it closed off and sectional,” Michael said.

“We touched every corner,” Brianna said. “It needed a major refresh, and we spared no expense.”

Improvements include: 

• New poured concrete walkways and a custom bronze door at the front entrance

• Vaulted ceilings, a 60-inch crystal chandelier, and skylights

• A new 54-inch fireplace with a stone accent wall in the living room

• Hickory cabinets, quartzite island countertops, a custom bronze hood vent, a Monogram/JennAir appliance package, a farmhouse sink and a pantry in the kitchen

• Panoramic sliding glass doors open to a stamped concrete patio overlooking the pool, hot tub, outdoor kitchen, fire pit, and basketball/tennis/pickleball court

• The primary suite features vaulted ceilings adorned with wallpaper, his and her walk-in closets and bathrooms with custom tile work, a freestanding tub and showers.

“We almost want to move in, but we need our money back,” Michael said. “We do 40 to 60 flips a year. It’s something we love to do. It’s our passion.”

The Griffins own Griffin Door Properties LLC and Wealth By Real Estate, which offers video courses on building wealth through fixing and flipping homes, and short- and long-term rentals. 

Listing agent Delroy Gill with LIV Sotheby’s said the home will appeal to luxury buyers who want to protect their investment. 

“It’s becoming harder and more rare to find well-renovated properties in the luxury space,” Gill said. “Everyone is looking for move-in ready homes.” 

Luxury buyers don’t want the hassle of renovating and want to protect their investment. 

“They don’t want to fluff around messing with an asset that could lose money,” he said. “Renovating is a gamble. The costs of permits and contractors is an unknown. It’s risky to tear open a wall.” 

Instead, buyers prefer investing in a known quantity. Gill said that putting money in Cherry Hills Village, a well-established luxury market, is a safe haven. 

“It’s a ranch-style property, which is the most valuable because it caters to the largest span of potential buyers, and it’s been renovated to a high finish level,” he said.

“It’s three gems combined into one specific home.”
