A church that occupies a large site on the edge of the Belcaro neighborhood is considering freeing up part of its parking lot for redevelopment.
The Pearl Church at 200 S. University Blvd. submitted plans to the city Tuesday indicating it is interested in subdividing its approximately 8-acre property, which sits at the corner of University and Alameda.
The move would set aside 1.68 acres at the northeast portion of the property for residential redevelopment, according to the plans. The area backs up to some of the city’s priciest residences.
The church did not respond to comment by press time.
The plans don’t directly state the scale of the possible redevelopment, but show a possible cul-de-sac entering the partitioned lot, suggesting it would be lined with homes. The property currently has suburban zoning that permits residences on lots of at least 6,000 square feet, records indicate.
The Pearl Church moved to its current location along University Boulevard in 2019, merging with Citypoint Church, which was already operating there. The building was previously home for decades to Calvary Temple.
Other parts of the plan include new landscaping and pedestrian access points to the property, as well as other improvements to the surface lot around the church, which has over 400 parking spaces. The only changes to the 82,500-square-foot church building itself would be a new lobby and a detached garage for storage purposes.
The church is blocks south of the west side of the Cherry Creek Shopping Center, which is slated to be redeveloped by East West Partners into a new neighborhood called “Cherry Creek West.”
