It was a relatively quiet year for office groundbreakings in Denver.
Within the city’s core, RiNo had construction start on two projects, while Cherry Creek saw one.
That was a drop from 2022, when there were six office groundbreakings between those two neighborhoods and LoHi.
Here’s a quick look at the projects that broke ground.
Steel House, RiNo

The biggest office project to break ground this year was Steel House, a 12-story, approximately 300,000-square-foot structure going up at 3100 Brighton Blvd.
Boston-based Beacon Capital Partners and Denver-based Elevation Development Group are developing the project on a site that was previously home to a plumbing supply shop. It kicked off without fanfare in February.
Steelhouse will have floor plates up to 41,000 square feet, according to the project website. New York’s Morris Adjmi Architects and Denver’s Open Studio Architecture are behind the building’s “industrial biophilic design.” Tenant amenities will include a 7,500-square-foot two-story gym and a 13,000-square-foot deck, per the website. The building will have about 12,000 square feet of ground-floor retail space.

Minneapolis-based Mortenson held a groundbreaking ceremony in June to mark the start of construction on the firm’s four-story, 65,000-square-foot office building at 3083 Walnut St.
The construction and development firm plans to move its Denver office, currently at 1621 18th St., to the building. Mortenson will occupy about 37,000 square feet on the second and third floors, the company said. The remaining space on the first and fourth floors is available for lease.
The building was designed by Open Studio Architecture and replaces a parking lot.
201 Fillmore, Cherry Creek

Cherry Creek has seen a boom in office development, but many of those projects broke ground in 2022 and were completed this year.
But November 2023 did have the groundbreaking of 201 Fillmore, an eight-story, 140,000-square-foot building being developed by Seattle-based Schnitzer West. Antero Resources Corp. has leased all of the building’s office space, and will move its headquarters there from downtown.
The project, financed in partnership between Schnitzer West and Denver-based Brue Baukol Capital Partners, is designed by Goettsch Partners and is being constructed by PCL Construction.
