Downtown Denver gets a new skyscraper this year.
The 30-story tower going up at 1900 Lawrence St. is the city’s largest office project currently under construction, and will offer new insight into the health of the downtown leasing market.
It’s not the only major project in city limits that will wrap up in 2024. RiNo, Cherry Creek, LoHi and Belleview Station in the Denver Tech Center will also see the completion of sizable office and hotel projects. (Apartment projects are too numerous to count.)
Here’s a rundown of expected new additions to Denver’s urban fabric this year:
1900 Lawrence, Central Business District
The 30-story, 700,000-square-foot office tower at 1900 Lawrence St. is being developed by Chicago-based Riverside Investment & Development Co. It broke ground in April 2022.
Riverside Senior Vice President Chris Payne said the building is expected to be completed this summer.
“The exterior is now substantially complete and we’re fully underway with interior buildout of the lobby and amenity program,” Payne said in a mid-December email.
The building has one announced tenant. The law firm Gibson, Dunn & Crutcher agreed in late 2022 to take the building’s top floor.
T3, RiNo
The five-story, 235,000-square-foot T3 office building at 3500 Blake St. is being developed by Houston-based Hines, Chicago-based McCaffery & Co. and Ivanhoe Cambridge. It broke ground in late 2021.
Hines announced in November that it leased all 220,000 square feet of office space for its regional headquarters and will move from downtown in 2025. The building will be completed next year.
Paradigm River North, RiNo
The eight-story, 200,000-square-foot Paradigm River North office building at 3400 Walnut St. is being developed by Denver-based Jordon Perlmutter & Co. and New York-based Rockefeller Group. It broke ground in April 2022.
Perlmutter executive Sean Perlmutter said the building will be completed at the end of January.
The building has one announced tenant. The law firm Davis Graham & Stubbs announced in mid-2022 that it leased 80,000 square feet across the building’s top three floors.
Populus, Central Business District
The 13-story, 265-room Populus hotel at 270 14th St. is being developed by Denver-based Urban Villages. It broke ground in April 2022.
Urban Villages President Jon Buerge said the company expects to complete core & shell construction by late spring and open the hotel in early summer.
Fillmore @ 3rd, Cherry Creek
The four-story, 60,000-square-foot Fillmore @ Third office building at 320 Fillmore St. in Cherry Creek is being developed by Chicago-based Midwest Property Group.
The building is expected to be completed in 2024, according to JLL broker Jamie Roupp, who is marketing it. No leases have been announced.
Cambria Hotel, RiNo
The seven-story, 153-room Cambria hotel at 3601 Brighton Blvd. is being developed by Denver-based HighSide. The project broke ground in June 2022.
The hotel will be completed in the first quarter, according to Matt Shannon, HighSide’s senior vice president of development.
Kimpton Claret Hotel, Denver Tech Center
The 19-story, 190-room Kimpton Claret Hotel at 6985 E. Chenango Ave. is being developed by Cypress 16 LLC in conjunction with McClurg Century Investments LLC. The project broke ground in early 2022.
The hotel will open in the spring, according to General Manager Keith Siebenaler.
Mortenson office building, RiNo
The four-story, 65,000-square-foot office building at 3083 Walnut St. is being developed by Minnesota-based Mortenson, which plans to move its Denver office to the building. The project broke ground in June 2023.
Taber Sweet, Mortenson’s Denver-based director of real estate development, said the project is on track to be completed in late November or early December.
2926 Umatilla, LoHi
The five-story, 25,000-square-foot office building at 2926 Umatilla St. is being developed by Denver-based Generation Development. The project broke ground in March 2022.
The building is expected to be completed in the first quarter of 2024, according to Generation founder Chris Lonigro. No leases have been announced.
Steel House, RiNo
The 12-story, 300,000-square-foot Steel House office building at 3100 Brighton Blvd. is being developed by Boston-based Beacon Capital Partners and Denver-based Elevation Development Group. The project broke ground in February 2023.
It is expected to be completed in the fourth quarter of 2024. No leases have been announced.
