A building in the heart of downtown Littleton has changed hands.
Highland Properties 2823 LLC, which lists an office address in Longmont, purchased the 4,100-square foot-building at 2490 W. Main St. for $2.14 million on Monday, according to property records. That price amounts to roughly $521 per square foot.
“The buyer is just planning to continue operating the building how it has been,” said Connor Knutson, a broker with Pinnacle Real Estate Advisors who represented both the buyer and seller along with colleague Josh Newell.
The two-level building, first constructed in 1890, is split between ground-floor retail and several apartments upstairs. The retail tenant is Playa Bowls, a New Jersey-based fast-service chain specializing in acai bowls. The company has seven years left on its lease, per a LoopNet listing.
“It was a pretty big sale and a big price per unit. But downtown Littleton is a highly desirable area,” Knutson said.
The property was sold by 2490 Main LLC, which bought it via a related business in October 2008 for $785,700, records show. Micah Kohls signed paperwork on behalf of the seller and operated some of the apartments as short-term rentals.
“The seller didn’t give me any particular reasons why he was selling,” Knutson said. “He was just like, ‘Hey, let’s go explore a potential sale,’ and we got a full price offer on the deal – and had multiple people looking at it. So, it was a pretty seamless, easy deal.”
The building is part of the Downtown Littleton Historic District and has a rich 130-year history. Built by J.E. “Jack” Crawford in the late 19th century to be a saloon, the structure later became a drug store, followed by a liquor outlet, according to a historic buildings survey published in 1997. At one point before the 1930s, the second floor was the residence of Dr. Walter C. Crysler, mayor of Littleton from 1908 to 1909 and again from 1924 to 1926.
