Three of the four bedrooms at RedT Homes’ infill project in Virginia Village will be in the basement.
“The ground offers amazing insulation,” said owner and CEO Nathan Adams. “Think about where you spend the most time in your home — in bed. With that floor partially submerged, it’s five to seven degrees cooler than upstairs, so it’s easy to keep cool and comfortable for sleeping.”
RedT’s in-house architects designed the 1,600-1,700-square-foot Scandinavian-style homes to be as energy-efficient as possible. The two-story homes feature three bedrooms on the lower level and a main floor with the option for a fourth bedroom or office space. The bedroom level sits 40 to 50 percent below grade.
“The homes at Mississippi offer a sleek modern concept with simple, clean lines inside and out,” Adams said. “These are not large homes, but every effort was made to make them feel spacious and efficient.”
At a list price of $850,000, the seven homes at the corner of Mississippi Avenue and Dahlia Street include four bedrooms and 2.5 baths.
The Virginia Village property sits near Cherry Creek shopping and Garland Park. The company purchased the property, including a house and a pair of older outbuildings, for $935,000 in December 2020.
The company also developed a 10-home duplex project on Uinta north of East Colfax with a similar focus on building using smaller footprints to meet high energy-efficiency standards.
“We believe that by providing high-quality products, designing and constructing more eco-friendly and efficient homes, we can enhance people’s lives and make their dreams come true while respecting our environment,” Adams said.
The company has 99 homes under construction in Colorado and plans to have around 200 by year’s end, Adams said.
The company continues to look for infill lots and has projects on land as small as 3,000 feet to larger projects on 13 acres or more. The company considers properties allowing it to build 40 to 120 units its sweet spot.
Adams said RedT’s mission is to use new construction methods to build something different.
“We’re imagining homeowners living more sustainable and healthier lives,” he said. The RedT project is all-electric, with solar panels on the garage roofs, so they won’t need to pull energy from the grid. They include extra insulation, energy-efficient appliances, heat pump electric furnaces, and low-flow irrigation systems.
The seven homes share a driveway on the back, each with a one-car garage and another dedicated off-street parking space. Each garage is wired to allow for a high-speed electric car charging station.
Adams said the homes are designed to appeal to buyers ranging from young professionals and dual-income couples to growing young families and retirees ready to downsize.
