The 3458 parcel has a 5,100-square-foot brick single-story building on it that has been used as office space. The adjacent parcel is undeveloped. The combined site is 0.29 acres, and is on the same block as Paradigm, the eight-story office building being developed by Denver-based Jordon Perlmutter & Co. and New York-based Rockefeller Group.

Safieddine and representatives of his company Lotus Concepts Management did not respond to requests for comment Friday.

The property was sold by 3463 Walnut Street LLC, which purchased it in June 2011 for $890,000, records show. Michael Mayberry signed sales paperwork on behalf of the entity; his company Ronin Motorworks once operated at the site.

The lots are zoned I-MX-5 and were touted in marketing materials as a “prime redevelopment opportunity,” with the potential for development up to eight stories if certain requirements regarding income-restricted housing were met. Paul Tamburello and Adam Waggoner of Generator Real Estate represented the seller.

Safieddine, who won a World Series of Poker bracelet in 2007, owned multiple Denver nightclubs before moving into the restaurant sector.

He opened ViewHouse, known for its rooftop deck, a block from Coors Field in 2013 and has since added locations in Littleton, Centennial and Colorado Springs. My Neighbor Felix, meanwhile, operates in LoHi, Boulder and Centennial, with a Colorado Springs location on the way.

Safieddine also owns the Sports Column bar in LoDo, having bought it and its real estate in 2021. And he’s working to open a restaurant called Wonderyard Garden & Table at 2200 Larimer St., a site he bought for $8 million in 2018.

Last year, Safieddine paid $14 million for a Cherry Creek property, and $6.3 million for the former LoDo home of the Mexican restaurant Rio Grande. He also submitted plans to build a restaurant on the undeveloped lot by Prost Brewing in LoHi.
