Coworking firm Industrious leases floor in LoHi building

Developers sue over design of Denver office building

An international coworking firm with a downtown Denver location plans to add another in LoHi next year in an effort to meet the growing demand for “neighborhood office.”

Peri Demestihas, senior director of real estate for New York-based Industrious, said the company expects to open in January in the 32V building at 2128 W. 32nd Ave.

“This location kind of beautifully outlines what Industrious’ network strategy is today,” he said.

Industrious expanded to the Denver market in 2017, opening downtown at 1801 California St., which Demestihas called a typical office location. But now, he said, demand is for more neighborhood-centric locations.

“What we’re seeing across the board in the U.S. is that these mixed-use neighborhood office locations – urban activity centers where it’s walkable, there’s retail, there’s restaurants, it’s got housing and apartments nearby – that’s really where people want to be,” Demestihas said. 

Demestihas said Industrious will occupy the second floor, about 16,500 square feet, of the 32V building, which was completed in 2020. Asana Partners bought the three-story building in 2021 for $16 million. Current tenants include The Green Collective Eatery and Restor Medical Space on the first floor. 

This will be Industrious’ second deal with Asana. The firm also leases from the company in Charlotte, North Carolina.

Industrious offices include open seating as well as dedicated desks and private offices or suites. Prices at the downtown location start at $299 per month for open seating and $755 per month for a private office, according to the company’s website. Members can also purchase a pass allowing them to work from any of Industrious’ 160 locations, about 20 of which are in Asia and Europe. 

Demestihas said pricing for the LoHi location has not been determined. 

Industrious, which also operates in Boulder, announced in January 2020 that it would open a location within the Cherry Creek Shopping Center, but before it opened, the company and its landlord there agreed to terminate the lease because of the pandemic. Demestihas said the company still hopes to eventually open in Cherry Creek.

Like most industries, the pandemic affected Industrious as many people left the office to work remotely. 

“Nationwide we saw a dip in occupancy,” Demestihas said. “I will tell you, there’s absolutely been an upswing since COVID. Adding locations like this (LoHi), they’re gonna be home runs.”
