Larimer Square owner pays $40M for Platte Street buildings

The owner of Larimer Square has scooped up a row of buildings along Platte Street in LoHi.

Charlotte-based Asana Partners paid $39.75 million for the buildings at 2401 15th St. and 1537, 1549 and 1553 Platte St.

That’s all the structures on the Interstate 25 side of Platte Street between 15th Street and the pedestrian bridge over the interstate. Retail tenants include outdoor gear reseller Wilderness Exchange and restaurants Proto’s Pizza, Carbon Cafe & Bar and Sushi Sasa. Office tenants include Trelora Real Estate.

“We look forward to being the next steward of this generational real estate,” Asana partner Brian Purcell said in an email.

Asana has bought a diverse mix of Denver real estate since entering the market with its purchase of Larimer Square in late 2020, making acquisitions in LoDo, LoHi and along Tennyson Street in Berkeley.

The Platte Street purchase, however, is Asana’s second-biggest local purchase by sale price, trailing only the $92 million paid for Larimer Square.

The buildings are one to three stories, with office space above the retail tenants. The oldest structure dates to 1890, records show.

The buildings were sold by a joint venture between Goldman Sachs and Seattle-based Unico Properties. Unico bought the buildings for a total of $29.6 million between 2014 and 2016 before selling an unspecified stake in them to Goldman in January 2019.

Unico was also the seller when Asana bought the Hardware Block office building in LoDo for $25.8 million last year.
