Choice Market leases RiNo space for sixth location, first with bar

Choice Market has chosen RiNo for its sixth location.

The local convenience store chain plans to open a 5,000-square-foot market on the ground floor of the Edit at River North apartment building at 3463 Walnut St. next year. It will incorporate more grocery items than Choice’s other locations.

“We’ve been looking at RiNo for quite a while and wanted to find an area that made sense where there’s gaps in the market from a grocery perspective,” said Choice Market owner Mike Fogarty. “This part of RiNo has a lot of density on the residential side.”

The store will also be the company’s first with a bar.

“RiNo has a thriving nightlife scene and with the legislation changing for restaurants being able to sell alcohol off-premise it made sense,” Fogarty added. “This location will have more lounge seating so people can hang out or hop on WiFi for work.”

The store will also offer hot and cold grab-and-go meals. Fogarty plans to have a stall for the company’s sushi brand Ikigai and another stall for Bits & Pieces Con Cerveza, a local food truck specializing in coastal Mexican cuisine.

The store will be open 24/7 with a separate turnstile entrance for late-night purchases, like Choice’s upcoming location near the University of Denver at 1737 E. Evans Ave.

The 13-story, 366-unit Edit building was recently completed by Denver-based Zocalo Community Development. CEO David Zucker said he frequents Choice’s store in the Golden Triangle.

“Choice Market makes living at Edit easier,” he said.

Fogarty opened Choice Market’s first location at 1770 N. Broadway in 2017, and has since added a location with gas pumps at 2200 E. Colfax Ave. in Cheesman Park and another at 939 Bannock St.

Next month, the company plans to open its fourth and fifth locations — the store near DU and a fully-cashierless, smaller-format store on the University of Colorado Anschutz Medical Campus in Aurora.

The Edit building has about 10,000 square feet of retail space, Zucker said. The Radiator, a coffee shop and bar that’s been in Sunnyside since 2020, also plans to open a second location within the building. Zucker said Radiator co-owner Ciaran O’Brien has also leased another 2,300-square-foot unit facing 35th Avenue, and will be doing another food-and-beverage concept there.

Zucker said he’s in talks with a flower shop about the remaining space, but no lease has been signed.
