Apartment developer Mill Creek pays $12M for land near DU

Apartment giant Mill Creek Residential has purchased land for a project near the University of Denver.

The Dallas-based developer this week paid $12.1 million for land in the 2300 block of S. High St., just west of the university campus, according to public records.

The deal was for about 1.33 acres — the bulk of the east side of the street — and works out to about $209 a square foot. The land has been home to a host of one-story homes.

Mill Creek plans to build a five-story, 235-unit complex, according to a site development plan submitted to the city and drawn up by Davis Partnership Architects. The structure will incorporate 246 parking spaces.

Local Mill Creek executives did not respond to requests for comment Thursday.

Mill Creek’s complexes generally use the “Modera” moniker, and developer plans refer to the planned project as Modera University Park. Mill Creek already has Modera Observatory Park on the other side of the DU campus, as well as complexes in RiNo, LoHi and West Wash Park.

Mill Creek is currently building complexes in the Golden Triangle and Cherry Creek. It has submitted plans for additional projects in Cherry Creek, Baker and RiNo.
