The office building within McGregor Square is fully leased.
The group that developed the mixed-use project across the street from Coors Field, which is led by Rockies co-owner Dick Monfort, announced Thursday that renewable energy firm RES Global has leased the final 43,000 square feet of available office space.
John Rohde, CEO of RES in the Americas, said in a statement that the space on the 3rd and 4th floors of the building will serve as the company’s North American headquarters.
“This new space will offer our employees a unique and collaborative work environment, help diversify our hiring and talent pool, offers great public transportation options and sets the foundation from which we will continue to grow,” Rodhe said in the statement.
With the addition of RES, nine tenants now account for McGregor Square’s 208,335 square feet of office space. Other large tenants include cybersecurity firm Red Canary (about 43,000 square feet), law firm Lewis Roca (31,000) and vacation club Exclusive Resorts (19,000).
The fully-leased mark is a significant one for McGregor Square given that the project was completed early last year, a year into a pandemic that threw a wrench into the office sector.
Jordan Deifik, a broker marketing the project, told BusinessDen in December that McGregor Square’s development team had “gone above and beyond in terms of creative structures” in order to get people in the office building. The project even signed a two-year lease — far shorter than most landlords would accept — with one tenant, ad agency CPB, although the firm ended up subleasing the space within a matter of months.
That said, of the other tenants in place in December, one signed for five years, and the others have seven-to-10-year leases, Deifik said at the time. McGregor Square CEO Patrick Walsh told BusinessDen on Thursday that RES’ lease is for 10 years.
