Guests having a drink at a rooftop hotel bar as planes fly overhead is what Denver International Airport officials have in mind as they seek developers for property just down the road from the terminal.
The airport on Thursday announced it is seeking developers to build hospitality and retail projects on 26 acres DIA calls the “West Approach,” generally located near the Final Approach retail center and cell phone lot at 7680 N. Wenatchee St.
The land is zoned for mixed-use development, and is split up into parcels ranging from 0.7 to 4 acres, according to the offering.
Most of the available land is adjacent to the cell phone lot, but two parcels totaling 6 acres are on the opposite side of Pena Boulevard.
The airport said it will accept offers for development on individual parcels or a master plan to develop the entire site. Developers would lease the land from the airport.
“The location is a strategic fit for retail, dining and hospitality, with high-visibility frontage along Peña Boulevard, 100,000 vehicles passing the site each day, and 35,000 DEN employees based nearby,” CBRE broker Karlen Beitman, which is marketing the land for DIA, said in a statement.
For hospitality, the airport is looking for at least 200 hotel rooms and rooftop food and beverage services. For retail, DIA is seeking casual restaurants and drive-through restaurants.
Leases would be for up to 50 years, with possible renewal options, according to the airport. DIA stated it will not allow marijuana-related business, adult entertainment, rental cars operations or medical and research facilities to operate in the planned area.
