A crowded airport hotel corridor is getting 100 more rooms.
Baywood Hotels plans to build a new 111-room Home2 Suites at 6792 N. Tower Road. It will be the first Denver-area development for the Maryland-based hotelier, which currently has hotels in Texas, Florida and the D.C. area.
“We are very optimistic about this project,” Baywood spokesman Keyur Naik said. “Historically, the airport, Tower Road area has been doing great numbers, and there is definitely room for additional rooms.”
Naik declined to say how much it would cost to build the hotel but said he hopes to break ground in the next two or three months. If all goes according to plan, the hotel would open in summer 2016.
The hotel will rise on about 2 acres on the east side of Tower Road, just south of 68th Avenue. The property is currently owned by an entity of Starwood Capital, but Naik said the land is under contract and a deal should close shortly.
Drawings call for 111 total rooms in a four-story, 65,000-square-foot building. The hotel will also include 108 parking spaces, an indoor pool and a fitness center.
The hotel has earned conceptual approval from the city and county of Denver, but its final site development plan is still awaiting the go-ahead to begin construction.
Home2 Suites is a mid-scale extended-stay brand owned by Hilton, similar to a Marriott SpringHill Suites or TownePlace Suites. The first Home2 Suites opened 2011, and Baywood currently operates four of them between Texas and Maryland, according to the company’s website.
“It is one of the most successful brand launches by Hilton,” Naik said. “It is growing very rapidly.”
Atlanta-based architect Phillips Partnership is designing the Tower Road building. Naik said Baywood does not yet have a bank or general contractor lined up.
The Home2 Suites will join a cramped hotel market along Tower Road, where at least 15 other hotels operate within about a mile of each other. But Naik said there’s plenty of room for the Home2 Suites, and Baywood is keeping an eye on the Denver market for more potential development in the future.
“We’ll definitely want to grow in the Denver metro area,” he said. “We have learned through industry contact and through experience that the area is doing well, and we would like to continue to go in.”
