A site along RiNo’s Brighton Boulevard where a hotel was proposed has been sold.
CH Brighton Denver LLC purchased 3601 and 3615 Brighton Blvd. last week for $4.25 million, according to public records. The entity lists an office address that corresponds to the Rockville, Maryland headquarters of Choice Hotels.
Among Choice’s hotel brands is Cambria, and in late December, Denver-based HighSide Development proposed an eight-story, 151-room hotel at the site.
A more recently submitted set of plans calls for an 81,624-square-foot, seven-story structure with 153 rooms. About 4,000 square feet on the first floor would be set aside for a restaurant.
HighSide Executive Vice President Kevin McKinney told BusinessDen Wednesday morning that the hotel project is poised to break ground in early 2022, and open in 2023.

The parcels — currently home to industrial buildings — add up to 0.43 acres, which makes the deal worth about $226 a square foot.
The property was sold by Red Truck Beer Co. The company, which has a brewery in Fort Collins, purchased the property in August 2017 for $3 million, and previously planned to open a brewpub there. Broker Russell Gruber of Gruber Commercial Real Estate Services represented the seller.
On its website, HighSide says it is the project manager for the interior renovation of Four Seasons Hotel Denver, which is slated to be completed this spring. The company also indicates it is involved with constructing Cambria hotels in South Carolina, Connecticut and California.
The site is catty-corner to the lot where a 140-room Vib hotel is currently under construction. That hotel will be the second along the Brighton corridor in RiNo, joining Zeppelin Development’s The Source Hotel. In addition to the Cambria, another hotel has been proposed at 3660 Brighton Blvd.
The other side of RiNo, meanwhile, is home to The Ramble Hotel and Sage Hospitality’s recently completed Catbird.
