A downtown law firm is on the move for the first time in 35 years.
Lewis Roca Rothgerber Christie has leased the entire 10th floor and the majority of the top floor in the 11-story office building within McGregor Square, the mixed-use project being completed next to Coors Field. The deal is for approximately 30,000 square feet.
“New offices in the historic, vibrant ballpark district is reflective of our firm — rooted in Denver’s past and focused on its future,” Doug Tumminello, managing partner of the Denver office, said in a statement.
The Phoenix-based firm has 53 attorneys in its Denver office, which is currently in the Tabor Center at 1200 17th St. The firm has been in the building since 1985, and currently occupies 56,719 square feet.
While the move represents a sizable drop in square footage, that’s not been necessarily unusual for established firms moving within or downtown in recent years. Faegre Baker Daniels and Cooley both took on a smaller footprint when they signed a lease at 1144 15th St. in recent months, a move leadership attributed to using space more efficiently.
“We are actively growing in Denver while at the same time our space requirements have decreased over time,” Lisa Simon, Lewis Roca’s chief marketing and business development officer, said in an email. “This move has provided an innovative opportunity in space planning and technology solutions including moving to a paperless office, and more efficient space for our library and records.”
It’s the third office lease to be announced for McGregor Square, which in addition to the 11-story office building features a 13-story hotel and condominium buildings.
Denver-based cybersecurity firm Red Canary was the first to sign, taking the office building’s eighth and ninth floors — approximately 43,000 square feet. Advertising agency CPB has leased the majority of the third floor as it moves from Boulder. And now Lewis Roca has staked its claim at the top.
The office building is one of two major new builds nearing completion in Denver. The other is Patrinely’s Block 162 skyscraper at 675 15th St., which is about three times the size. No leases have been announced there.
