One of the world’s largest law firms is leaving Denver’s largest office building.
Morrison Foerster, ranked the 47th highest-grossing practice on the planet, leased 11,400 square feet at 1800 Larimer St., the firm confirmed to BusinessDen last month.
That’s less than half its existing 25,000-square-foot office space at Republic Plaza. Morrison Foerster’s lease expires there in early 2027, a company spokeswoman said, adding that it has had a Denver presence since 1979.
The build-out of Morrison Foerster’s new offices is estimated to cost $1.9 million, according to public records. That works out to $168 per square foot.
Morrison Foerster, founded in 1883, is headquartered in San Francisco. In addition to its 23 Denver attorneys, the firm operates offices across five continents, from London to Tokyo to Boston. It raked in $1.4 billion in gross revenue in 2024, according to American Lawyer.
At 1800 Larimer, it will join fellow large law firm Ballard Spahr, which moved into 19,000 square feet last summer.
The building has been reeling since its loss last year of Xcel Energy, which occupied more than half the 22-story building. Two-thirds of the space is available for lease, according to LoopNet. In December, owner Beacon Capital Partners surrendered the building to its lender.
