Only a handful of major nonresidential developments in Denver are expected to be completed this year.
That should not be a surprise. The development sector has been slower the past couple years because of higher interest rates and construction costs, as well as other factors.
But Cherry Creek will see two office building deliveries this year, and a new hotel is preparing for its debut in RiNo.
Here’s a look at what’s coming:

Second & Adams, Cherry Creek
Denver-based Magnetic Capital is developing the 5-story, 100,000-square-foot office building at 3250 E. Second Ave. It will be completed in January, according to the firm.
Magnetic broke ground in June 2024. The company said in mid-December that the building was 92% leased. Bow River Capital will be an office tenant, as will Avant Natural Resources / Samuel Gary Jr. & Associates, according to Magnetic.
Chicago-based Boka Restaurant Group is taking the building’s restaurant spaces.

AC Hotel, RiNo
The 7-story, 128-room AC Hotel at 3680 Brighton Blvd. is being developed by Albuquerque-based Allen Sigmon Real Estate Group, Alliance Investments, Hamant Patel’s Lotus Hotels and Prakash Sundaram’s TMS Management.
The hotel expects to open in July, per the development team, which broke ground in January 2025.

201 Fillmore, Cherry Creek
Seattle-based Schnitzer West is developing the 8-story, 140,000-square-foot office building at the corner of Second Avenue and Fillmore Street. It is expected to be completed in the third quarter, according to the company.
Schnitzer West broke ground in the fall of 2023. The building, which is on a ground lease, is fully leased to Antero Resources Corp. The oil and gas firm will move its headquarters from downtown.
There will also be two restaurant spaces. One will be home to The Henry, a concept from Phoenix-based Fox Restaurant Concepts, whose other brands include Flower Child and Culinary Dropout.
