Cherry Hills mansion sells for $17M

A Cherry Hills Village mansion has sold for $17 million, setting a record for on-market home sales in the Denver metro area. 

4603 South Denice Drive LLC purchased the 22,000-square-foot home on 2 acres at that Cherry Hills Village address last week, according to public records.

The property was sold by Happy Hound Property LLC, which bought the home built in 2003 for $5.3 million in March 2016. It then took the house down to the studs and rebuilt it. 

Happy Hound, represented by Chuck Gargotto and Jason Weisgerber of Kentwood Real Estate DTC, listed the property for $20 million in April, then dropped the price to $18 million in May.

The property went under contract Sept. 18 and closed for $17 million Nov. 20.

The home has six bedrooms, 11 bathrooms and an elevator. 

The main floor includes two private offices, a library, a bar area, a piano room, a den, an open kitchen, a breakfast room, a great room, a dining room and a living room. The upper level comprises primary and secondary bedrooms, as well as a large recreational bonus room.

The walkout lower level includes a professional quality gym, craft room, golf simulator, bar, game space and two guest suites.

Outdoor features include a blue glass tile pool, an infinity hot tub, a tennis court, a grassy play area with equipment, an outdoor cabana, a pool house, an expansive fire pit and several seating areas, all set against a mountain backdrop.

The heated, gated driveway and courtyard ensure year-round accessibility and security.

In the on-market sale category, the deal tops Denver Nuggets President Josh Kroenke’s $15.75 million purchase of a Cherry Hills mansion in September 2024.

The sale is also the Denver area’s biggest of 2025 so far, topping a $15 million deal in January in Denver’s Polo Club neighborhood.

But the deal was still $8 million short of the region’s all-time record high home sale. Former Denver Broncos quarterback Russell Wilson paid $25 million for a Cherry Hills mansion in 2022 in an off-market deal. Wilson and his wife, the singer Ciara, lost money when they sold the house two years later.
