Bank of America downsizing footprint in move within downtown

Bank of America is trading Republic Plaza for Block 162.

The Charlotte, North Carolina-based banking giant will move its downtown Denver offices from the former to the latter in the fall of 2026, according to spokeswoman Louise Hennessy.

Bank of America has leased the 18th floor at Block 162, according to Houston, Texas-based Patrinely, which completed the 30-story tower in 2021. The floor is 29,000 square feet.

The move will be a downsizing in footprint for Bank of America. CoStar says the bank has 62,000 square feet and is the fourth-largest tenant in Republic Plaza, which is at 370 17th St.

Block 162 is now 75% leased, according to Patrinely.

Bank of America is the first new Block 162 office tenant announced by Patrinely in two years, since the law firm Snell & Wilmer signed on in November 2023.

The tenant was represented by Liz Osbourne of JLL and Mitch Munt of Cushman & Wakefield. Todd Wheeler and Doug Wulf of Cushman & Wakefield represented the landlord.

Other Block 162 tenants include Taft and Brownstein Hyatt Farber Schreck.

Republic Plaza, meanwhile, is 70% leased counting the space that the bank will vacate, according to CoStar. Owner Brookfield has a $280 million loan that needs to be paid off in March after a 2023 extension.
