Massive office building comes down in Douglas County

Douglas County is losing 270,000 square feet of office space, although a medical campus will eventually replace it.

Demolition is underway of the former TTEC headquarters building at 9197 S. Peoria St., just south of the E-470 tollway in the northern part of the county.

On Friday, about a third of the circular office building, which once wrapped around a courtyard, was still standing.

The building was constructed in 1999 for Tele-Communications Inc., which was purchased by AT&T that same year. In the early 2000s, it was purchased by TTEC, a call center operator known at the time as TeleTech Holdings.

TTEC sold the building on 24 acres in November for $45.5 million.  The buyer was CommonSpirit Health, the Chicago-based Catholic hospital chain whose local facilities include St. Anthony in Lakewood and Longmont United.

CommonSpirit also paid $16.6 million at the same time for 18 adjacent and undeveloped acres, giving it 42 acres in all.

The company said then that it would demolish the TTEC building and construct medical facilities at the site. A company executive had cited Douglas County’s “growing yet also aging community” for the investment.

TTEC moved to 38,000 square feet in Greenwood Village, cutting its local footprint 85%.

Post-pandemic, fewer companies want huge blocks of office space. For instance Lumen, formerly known as CenturyLink, has been trying for years to unload a Broomfield office campus with 770,000 square feet on 45 acres. No one met the reserve price at an auction earlier this year.
