Deals of note:

Altre Aurum Owner LLC and Golub Aurum Owner LLC purchased Aurum Living, a 165-unit apartment building with 20,400 square feet of ground floor retail space at 18475 W. Colfax Ave. in Golden for $48.25 million from Confluence Cos. Confluence, a Golden-based developer, built the building in 2022 for $37.3 million. 

CO Enterprise Business Center LLC purchased 9420 E. 40th Ave., a 171,000-square-foot warehouse in Denver for $25.5 million from EBC Building 7 LLC. 

Milestone Properties LLC purchased a retail and office building in the heart of Castle Rock at 240 N. Wilcox St. and 330 Third St. for $3.3 million from In Woo Corporation. 

Malman Real Estate reports the following deal: 

Garney Companies Inc subleased 8,961 square feet at 45 Inverness Drive South, Building B,

Suite 240, in unincorporated Douglas County. Dan Prevedel represented the sublandlord, Genoa Healthcare LLC. Drew Thomas of CBRE represented the subtenant.

Concise Chiropractic leased 4,451 office square feet at 9350 E. Arapahoe Road, Suite 310, in Greenwood Village. Blake Ham of Kew Realty represented the landlord, KEW Realty Corporation. 

Theo Salon LLC leased 1,647 square feet at 14555 E. Arapahoe Road, Unit B in Centennial.  Dan Prevedel represented the landlord, DBA Jorden Crossing Property LLC. The tenant was unrepresented.

Henry Group Real Estate reports the following deal:

Native American Bank leased 2,075 square feet at 277 N. Broadway, Unit 1C in Denver. Montana Rae represented the landlord, along with Roche Fore of Roche & Company. Jim Tyler and Bobby Bolyard of Kentwood Commercial Real Estate represented the tenant.

PMG 58 Inverness Dr LLC purchased 58 Inverness Drive East in unincorporated Arapahoe County for $2.6 million from Limu LLC. 

Awada Enterprises III LLC purchased 6920 W. 38th Ave. in Wheat Ridge for $2.25 million from KRE of Wheat Ridge LLC.

12430 W Cedar Drive LLC purchased 12430 W. Cedar Drive in Lakewood for $2 million from Gottsch Family Investments LLC.

Sunoco Retail LLC purchased 14401 E. 6th Ave. in Aurora for $1.93 million from 9700 Montview LLC and A-B Petroleum Inc. 

Bluebird Investment Properties LLC purchased 730 17th St., Units 6D and 6E in Denver, for $680,000 from Pronghorn Partners I LLC. 

Mohammad Nazir Safi and Shukria Husna Safi purchased 6091 W. Colfax Ave. in Lakewood for $665,000 from Freedom Enterprise Inc. 

Urban Hive LLC purchased 1201 W. Alameda Ave. in Denver for $450,000 from Native American Fry Bread Company LLC.
