Boulder properties dominate March top sales

March’s top home sales in the Denver metro include four Boulder homes and a horse property near Longmont. 

A retired ConocoPhillips executive spent $7.5 million to buy 1775 Deer Valley Road in Boulder. 

Craig Clayton Reasor bought the four-bedroom, five-bath 4,500-square-foot home from Jon and Amy Cummins. The Cummins purchased the property for $1.6 million in 2016 and built the house in 2017.

Jon Cummins is the former chief executive officer of Amerimar Realty.

The home in Boulder’s West Highland neighborhood sits on a hillside and boasts 360-degree views of Bear Peak and the Flatirons. 

A floating staircase leads to a rooftop deck. The home’s lower level consists of three bedrooms with ensuite baths, a flex space, and a mudroom. 

The Cumminses initially listed the home for $9.7 million in April. They lowered the price to $8.9 million in July and then to $8 million in November before going under contract on Dec. 11. The sale closed for $7.5 million on March 4.

According to MLS data, here are March’s next four most expensive home sales:

Listing agent: The Zach Zeldner Team with Compass-Boulder

Buyer’s agent: Marybeth Emerson with The Agency-Boulder

Details: This 5,000-square-foot Mapleton Hill neighborhood home was constructed in 1880 and has been renovated. The house has five bedrooms and five baths and features an elegant formal dining room with a contemporary chandelier and a floating steel and wood staircase. 

 Eric Tardif and Alyshia Vaughn of the Tardif-Vaughn Family Trust sold the house to Spruce Boulder LLC. Eric Tardif co-founded Maravai Life Sciences in March 2014 and retired in 2021 after the company’s successful IPO.  

Tardif and Vaughn purchased the home for $5.8 million in June 2021. They sold it to Spruce Boulder LLC on March 21. The LLC was registered in Delaware on Feb. 7

Listing agents: Meghan Bach and Laura Whittaker-Morningstar with Compass-Boulder

Buyer’s agent: Ryan Leahy with RE/MAX Mountain Brokers

Details: This 61-acre equestrian property has a mile-long private drive with a solar-powered custom security gate. It also includes a 3,000-square-foot home built in 1994, a 3,800-square-foot post-and-beam barn, an outdoor arena, storage buildings, a small pond and water rights. 

Boulder County Conservation easements to the north and private farmland to the west protect the property. The property owner created a protective firebreak to reduce fire risk, and the irrigated hay fields minimize flood risk. 

The three-bedroom, 3.5-bath southwestern style home features earth tones and wooden beams. 

Kathie Lee Hibbard purchased the property for $231,000 in 1992. She initially listed it for $6.5 million in June before removing the listing in July. She relisted it for $6.1 million on Nov. 7 and lowered the price to $5.7 million on Dec. 19. The property went under contract on Feb. 27 and closed for $5.6 million on March 3. 

Hibbard sold the property to Heidi Rothberg.

Details: This 4,500-square-foot home constructed in 1903 has five bedrooms and four baths and radiantly heated hardwood floors. 

The house in the Mapleton Hill neighborhood sits on two 7,000-square-foot lots with a restored 1900 farmhouse and carriage house on one lot and an expansive lawn, flagstone patio, and mature trees and shrubs, many of which are edible. 

Kioumars and Nelly Dawallu bought the home for $2.1 million in 2003. They listed it for $5.8 million on Jan. 26. The property went under contract on Feb. 26. The Gabriel A. Monroy Revocable Trust closed for $5.3 million on March 4. 

Gabe Monroy is the vice president-general manager for Google’s Cloud Runtimes business. Before joining Google, Monroy held leadership positions with DigitalOcean and Microsoft.

The home is steps from the Sanitas Trailheads and a short walk to North Boulder Park.

 Todd and Natalie Kinsel purchased the home in May 2022 for $4.5 million. They listed it for $5 million on Feb. 28 and it went under contract a day later. Buyer Sanitas Real Estate Trust closed on the property on March 19 for $4.8 million.
