Deals of note:

Indianapolis-based Ambrose Property Group bought the 33-acre, three-building Ascent Commerce Center at the corner of 84th Avenue and Telluride Street in Commerce City for $61 million from PGIM Real Estate. The buildings total 595,000 square feet and include tenants like La-Z-Boy, PCL Construction and pharmaceutical giant McKesson. The park was developed in 2021. Cushman & Wakefield represented the seller.

Risicia, a restaurant from chief Andrea Frizzi that will dish out Milanese cuisine and cocktails, leased space at 3463 Walnut St. in Denver for 10-years. The restaurant is expected to open next summer. Henry Group Real Estate broker Montana Rae represented Frizzi. The landlord was represented by David Schneider of Axio Real Estate.

Yosef Lipkin and Baruch Noam, two real estate investors, purchased 1200-1226 W. 38th Ave. in Denver for $5.6 million from Diane Bartholomew. The two buildings, each slightly larger than 5,000 square feet, are home to Kike’s Red Tacos and four other retail tenents. Lipkin and Noam previously purchased a LoHi retail building in May. Justin Brockman of Required Properties LLC represented the seller. 

Lee & Associates reports the following deal:

Investor GPG Stapleton LLC purchased a 73,716-square-foot industrial property at 10325 E. 47th Ave. in Denver for $13 million from Innovate Colorado LLC. Xcimer Energy Inc has a seven-year lease for the site. Kirk Vanino and Matt Nora represented the seller.

Antonoff & Co. Brokerage Inc reports the following deals:

JUN 3995 LLC purchased a Starbucks at 20201 E. Smoky Hill Road in Centennial for $2.25 million from CBA Giambrocco LLLP. Louis Lee represented the buyer. Maxwell Marcum of Marcum Commercial Advisors represented the seller. 

1114 Ordway LLC purchased 2.13 acres of land at the southeast corner of Walden Street and 40th Avenue in Aurora for $1.65 million from Gateway East Business Park LLC. Jeffrey Hirschfeld represented the buyer. Allen Lampert of David Hicks & Lampert Brokerage represented the seller. 

Hoff & Leigh reports the following deal:

Gateway to the Rockies Speech Therapy PLLC leased 613 office square feet at 2851 S. Parker Road #1-0972 in Aurora. Adam Wachholtz and Jessica Berjcha represented the tenant.

TMIF III Silverbrook LLC purchased the Silverbrook apartment complex, 15403 E. 1st Ave. in Aurora, for $32 million from CLI Silverbrook LLC.

Jeffries Holdings LLC purchased 21000 E. 32nd Pkwy., a 116,000-square-foot manufacturing facility in Aurora, for $10.95 million from Headgate III LLC. 

Cobblestone Denver Propco LLC purchased the Cobblestone Car Wash, 1580 Carnaby Lane in Castle Rock, for $8.3 million from Stellar Investment Holdings LLC.

Summitt 55 Company LLC purchased an industrial property at 1201-1245 Quivas St. in Denver for $4.65 million Platte River Valley LLC. 

AAR Properties LLC purchased 4,080 retail square feet leased to BOK Financial at 7900 E. Northfield Blvd. in Denver for $4.4 million from Mohr Stapleton LLC. 

Fived Properties LLC purchased 5050 Central Park Blvd., a car wash in Denver, for $3.96 million from SCF RC Funding IV LLC. 

Security Service Federal Credit Union purchased 6359 S. Southlands Pkwy. in Aurora for $2.58 million from Fitzsimons Community Federal Credit Union. 

JM Cornell Construction LLC purchased 7649 W. 32nd Ave. in Wheat Ridge for $2.1 million from Nicholas Dean Properties LLC. 

MS Real Estate LLC purchased 455 W. Wesley Ave., an industrial property in Denver for $1.8 million from Boosted LLC. 

SAI Jewelers & Repairs purchased a former Bellco Credit Union branch at 15321 E. Orchard Road in Centennial for $1.3 million from Bellco.  

75 Cherokee LLC purchased 75 S. Cherokee St. in Denver for $820,000 from Open Studio LLC.

Red Mountain 1 LLC purchased a car wash at 270 S. Havana St. in Aurora for $570,000 from 270 Havana Car Wash LLC.  

2239 Lawrence LLC purchased a parking lot at 2239 Lawrence St. in Denver for $360,000 from a group of investment entities.
