Deals of note:

S2 Dartmouth LLC purchased the Dartmouth Woods apartment complex at 10025 W. Dartmouth Ave. in Lakewood for $52 million from CLI Denver Dartmouth Woods LLC. 

MKL Inc, which lists a Pine, Colorado address, purchased the 2,247-square-foot restaurant building at 26412 Main St. in Conifer for $710,000 from Worthem Buccelli LLC. The building has been home to JJ Madwell’s, an Italian joint. A listing for the property asked $695,000 and said that the building’s fixtures, furniture and equipment were part of the deal, allowing for a new owner to continue operating the restaurant or introduce a new concept there. The business has been around for 25 years and rakes in more than $1 million in sales annually, per the listing. 

Hercules Industries, a Denver-based manufacturer and distributor of HVAC products, purchased 4690 N. Florence St., a 100,175-square-foot warehouse on 5.03 acres in Denver for $14.17 million from Anchorage-based commercial real estate investor and developer Pacific Acquisitions. Hercules Industries acquired the asset to support operations for a new business line, marking its fourth Denver location. Mike Wafer, Jr. and Mike Wafer represented the buyer. Jim Bolt of CBRE represented the seller. 

Walker & Dunlop reports the following deal:

Timberlane Partners purchased a 105-unit, 90,371-square-foot apartment building at 2828 Zuni St. in Denver for $40.5 million from 2828 Zuni Street Apartments Investors LLC. Dan Woodward, David Potarf, Matt Barnett and Jake Young represented the seller.

Kentwood Commercial reports the following deals:

TTLC Thornton – Eastlake LLC purchased 22.5 acres at the Huffy Business Park Subdivision in Thornton for $9.3 million from Lambertsen Transit Doodlebug LLC. David W Morrison represented the buyer. Bob Leino and Andrew Dodgen of Fuller Real Estate represented the seller. 

TTLC Denver – 56th and Federal LLC purchased 4.05 acres at 2922 W. 56th Ave. and 2880 W. 56th Ave. in Denver for $3.31 million from 56th & Federal LLC. David W. Morrison represented the buyer. 

Malman Commercial Real Estate reports the following deals:

1410 Vera Santa Fe LLC purchased a 43,969-square-foot industrial property on 1.01 acres at 1410 and 1420 S. Santa Fe Drive in Denver for $6.63 million from S and M LLC. The building is leased to a cannabis grow and distribution company. Taylor Roy represented the buyer. Dan Bartell of Bartell & Co. Real Estate Wealth Management represented the seller. 

Jeff and Stephanie Lane purchased a 3,600-square-foot light industrial condo at 6271 Beach Street, Unit F in Denver for $776,150 from Aaron and Kelly Gloeckler. Shane Robson represented the buyer.

Northpeak Commercial Real Estate reports the following deals:

RCG Pearl Street LLC purchased a 22-unit, 17,258-square-foot apartment complex at 1050-1058 Pearl St. in Denver for $4 million from Vizcaya LLC. The two buildings were appraised in 2022 at $5.5 million. “This portfolio exemplifies the market’s adjustment, where properties are typically being discounted by 15 percent to 30 percent from their 2021-2022 values,” Dan Hawthorne, the broker representing the buyer, said in a statement.

John Winthrop Pierce Separate Property Trust purchased a seven-unit, 4,769-square-foot apartment complex at 1110 N Clarkson St. in Denver for $1.59 million from 1110 Clarkson LLC. Conner Piretti, Greg Johnson and Austin Bengford represented the seller. 

Lincoln Property Company reports the following deals:

The Variable Annuity Life Insurance Company leased 2,604 square feet at 165 S. Union Blvd. in Lakewood. Andrew Piepgras and Peter Thomas represented the landlord. 

Vita Nova Spinal Care leased 2,066 square feet at 5601 S. Broadway in Littleton. Andrew Piepgras and Mark Dwyer represented the landlord.

Deals from deeds:

Villard Group LLC purchased a warehouse at 1617-1625 W. 12th Ave. in Denver for $3.21 million from KK Group LLC. 

Lakewood Holdings LLC purchased a Burger King property at 1998 S. Kipling Pkwy. in Lakewood for $2.6 million from MS Park Vista LLC.

QA Properties Lakewood North purchased 45 S. Wadsworth Blvd. in Lakewood for $1.19 million from FNBC LLC. 

DP PDL LLC purchased a Conoco gas station at 3701 W. 44th Ave. for $1.03 million from DK Express LLC.
