Deals of note:

Avalon Cherry Hills LLC purchased a 306-unit, two-building apartment complex at 3650 S. Broadway in Englewood for $95 million from Bell Partners, a North Carolina investment firm. Terrance Hunt, Shane Ozment, Chris Hart and Brad Schlafer of CBRE represented the seller.

Happy Gymnastics leased 2,221 square feet at 1884 S. Pearl St. in Denver. David Schneider represented the previous tenant, Pearl Wine Co., and the landlord in the termination and creation of a new lease. Zack Jenkins of Kentwood Commercial represented Happy Gymnastics.

The Lambertson family farm, owned by long-time Thornton residents, sold its remaining 22.5 acres by 124th Avenue & Claude Court to TTLC Thornton – Eastlake LLC for $9.3 million. The developer plans to build 364 apartments and 167 townhomes. Andrew Dodgen and Bob Leino of Fuller Real Estate represented the seller.

Hoff & Leigh reports the following deals:

Colorado Outhouse LLC leased 7,600 industrial square feet at 2902 W. Mansfield Ave. in Sheridan. Brandon Langiewicz and Chris Camozzi represented the tenant. 

Ultimo Nivel LLC leased 7,500 retail square feet at 5110 Morrison Road in Denver. Beau Hershberger represented the landlord, Morrison Investment Group LLC.

Denver Dents LLC leased 5,000 square feet at 4050 S. Broadway in Englewood. Beau Hershberger represented the landlord, Song Investment Properties LLC. 

Golf Haus leased 3,600 retail square feet at 8181 S. Quebec St. in Centennial. Lisa Langiewicz and Brandon Langiewicz represented the tenant. 

Kohara Paige leased 500 office square feet at 4916 E. Colfax Ave. in Denver. Lisa Langiewicz represented the landlord, Elkco Properties.

CIS Insurance leased 400 office square feet at 5990 Kipling Parkway Unit 201 in Arvada. Michael Crawford represented the landlord, Roger & Eileen Loecher. 

Axio Commercial Real Estate reports the following deals:

Sushi Rama sold four of its locations — the restaurant’s assets and leases — to Imperial Restaurant Group. David Schneider represented the seller. Liz Morgan of Pinnacle Real Estate Advisors represented the buyer. The locations are:

Aurora – 2,349 square feet at 13650 E. Colfax Ave. 

• Denver – 2,688 square feet at 4960 S. Newport St. 

• Lone Tree – 2,021 square feet at 10012 Commons St., Building C, Unit 106

• Broomfield – 2,209 square feet at 8181 Arista Place

Rise Yoga leased 2,489 square feet at Stanley Marketplace, 2501 N. Dallas St. in Aurora. David Schneider represented the landlord.

Aurora Highlands LLC purchased 46.24 acres of land near the intersection of E. 42nd Ave. and Reserve Loop — which is east of E-470, north of I-70 and south of DIA in unincorporated Adams County — for $13.87 million from Aurora Highlands Holdings LLC. Separately, the buyer also purchased another 27.5 acres immediately to the west for $9.46 million from GVR King LLC. 

VIP Peoria LLC purchased 5475 N. Peoria St., Buildings 1 and 2, in Denver for $5.7 million from Peoria Condos LLC.

5583 S Prince LLC purchased 5573-5583 S. Prince St., an office building in Littleton, for $2.28 million from Highline Center LLC. 

The MCC Amigos purchased 6390 E. 49th Ave., a warehouse in Commerce City, for $1.9 million from NOVA Way Investments Inc. 

Adams County purchased a 12,000-square-foot building at 4371 E. 72nd Ave. in Commerce City for $1.4 million from the Community Reach Center, a nonprofit. The County will lease back about a third of the space to the CRC. 

Choate Rental Properties LLC purchased 560 N. Cherokee St. in Denver for $1.25 million from 1257 Madison LLC. 

Altitude Waste Solutions LLC purchased 11130 W. 44th Ave. in Wheat Ridge for $1.1 million from John and Richard Obialero.
