Seven-story hotel proposed near Denver Health

A quiet site a block south of Denver Health in Baker may be the home of a future hotel.

Venkata Guddanti, Sunitha Alli, Mallikarjuna Devireddy and Sujatha Nallapareddy purchased a 5,400-square-foot office building and a 2,300-square-foot retail space at 520-536 N. Cherokee St. in 2022 for a combined $2.21 million. 

Last week, a proposal for a seven-story, 113-room hotel on the two parcels with Guddanti and Devireddy’s names on it was sent to the city for review. 

The site, about one-third of an acre, is zoned for mixed-use buildings up to eight stories. The proposed 59,000-square-foot hotel would have 43 parking spaces below-grade and on the ground floor. Some retail would be present in the lobby by the front desk. 

The plans were drawn up by Denver-based RealArchitecture Ltd. An architect there noted to BusinessDen that the plans are in their infancy and subject to change.

Guddanti, Alli and Devireddy are also linked to another proposed hotel project nearby at 101 E. 4th Ave., the northeast corner of Lincoln Street and 4th Avenue. Plans for that project were submitted a year and a half ago, but no work has begun at the site.

Across the alley from the proposed hotel site on Cherokee, meanwhile, developer Mill Creek proposed an apartment complex in early 2022. But no construction has taken place.
