A downtown Denver office tower has landed its largest tenant since it sold at a loss in late 2022.
U.S. Citizenship and Immigration Services, a federal agency within the Department of Homeland Security, has leased roughly 36,000 square feet in the Denver Club building at 518 17th St., according to the building’s owner.
Paige Langley, a vice president with Glendale-based Westside Investment Partners, said USCIS took the entire fourth and fifth floors, along with part of the third floor.
Westside, founded by Andy Klein, bought the bulk of the 24-story building in November 2022 for $14.5 million — or $52.80 a square foot. At the time, the building was about 30% occupied. Seattle-based seller Unico Properties had paid $30 million for it in 2015.
NAI Shames Makovsky brokers Ana Sandomire and Peter Kniseley represented Westside in the deal. Sandomire said the building has seen seven new leases and seven renewals — two involving an expansion — since Westside’s purchase, but the USCIS lease is by far the largest new one.
“We’re seeing deals, obviously,” Sandomire said. “I just think you have to be more nimble and more flexible.”
Westside’s Langley said in an email that the firm has “invested significant dollars into building improvements and tenant finish builds outs.”
Sandomire said the office is a new one for USCIS and doesn’t replace space elsewhere. USCIS, which didn’t respond to a request for comment, also operates at 12484 E. Weaver Place in Centennial, according to the agency’s website. USCIS administers the country’s immigration and naturalization process.
