Downtown’s newest skyscraper continues to attract some of the area’s biggest law firms.
Snell & Wilmer, a Phoenix-based firm with 41 lawyers in Denver, said Wednesday that it will move into Block 162, at 675 15th St., in fall 2024.
The firm currently leases 36,500 square feet in the 30-story Tabor Center at 1200 17th St. It will occupy all 30,000 square feet on the 25th floor of the 30-story Block 162.
“What we really like about it is that we can actually fit on one floor which, in terms of culture and the feel of the office and camaraderie, we like,” Snell & Wilmer partner Curt Reimann said by phone. “Plus, it’s less square footage but more offices, so it’s more efficient for us.
“Tabor Center has been great. We’ve been here for 20 years. It’s really just a matter of efficiencies and being on one floor. Those things outweighed staying here.”
Block 162 is now 65 percent leased, two-and-a-half years after it opened.
Houston-based Patrinely Group and USAA Real Estate developed it. Patrinely executive David Haltom said in a statement that Snell & Wilmer’s lease is “a testament to the premium they put on the quality and flexibility the building offers to create the type of office culture they want.”
Just above Snell & Wilmer will be Brownstein Hyatt Farber Schreck, which rents 100,000 square feet on floors 26 to 29. Just below it will be Sherman & Howard on floors 23 and 24.
The Dallas-based law firm Haynes & Boone has leased 13,125 square feet on the 22nd floor. Michael Best & Friedrich is taking 15,000 square feet below them on the 20th floor. Lathrop GPM, a national law firm, is sharing some of the 26th floor with Brownstein.
Elsewhere in the building are the accounting firm Moss Adams and consulting company Bain & Company. Leven Deli became the first retail tenant early this month.
Snell & Wilmer was represented by brokers Chuck Nixon of CBRE and Rick Schuham of Savills. Todd Wheeler and Doug Wulf of Cushman & Wakefield represented the landlord.
