Deals of note:

Bannock Two45 LLC purchased 245 Bannock St. for $3.67 million from Triple J Denver Property Bannock LLC. Both sides were represented by NorthPeak Commercial Advisors – Joe Hornstein and Scott Fetter worked with the seller and Kevin Calame and Matt Lewallen worked with the buyer. 

The City and County of Denver purchased 4801-4815 Washington St. for $2.22 million from Poor Boy Irrevocable Trust. Russell Gruber of Gruber Commercial Real Estate represented the seller.

AHADU Real Estate LLC purchased two buildings — an 8,728-square-foot retail strip and an 816-square-foot restaurant — at 2490-2504 W. Hampden Ave. in Englewood for $1.15 million. The buyer plans to make improvements but allow the current tenants to continue operating. The seller was the Alvin Jay Ratliff Trust and the Mary Shirleen Ratliff Trust, represented by John V. Propp of the John Propp Commercial Group. 

Colorosa Commercial Properties reports the following deal:

LGL LLC purchased 4961-4965 Lowell Blvd. in Denver for $1.25 million from Lowell Real Estate LLC. Rachel Colorosa represented the buyer and seller.

Sheldon-Gold Realty Inc reports the following deals:

A.K. Ventures LLC leased 3,881 office square feet at 12742 E. Caley Ave., Unit 2D, in Centennial. The landlord was represented by Greg Johnson.

Chemistry & Industrial Hygiene Inc leased 2,116 office square feet at 7333 W. Jefferson Ave., Suite 235, in Lakewood. The landlord was represented by Greg Johnson. The tenant was represented by Johnny Neff of Premises Commercial Real Estate.

Michael Drantch leased 898 office square feet at 7333 W. Jefferson Ave., Suite 250, in Lakewood. The landlord was represented by Greg Johnson.

Selena K. Roth leased 638 square feet of office space at 6650 S. Vine St., Suite 245, in Centennial. The tenant was represented by Eric Gold.

Lincoln Property Company reports the following deals:

Alpine Bank leased 3,021 square feet at 1705 17th St. in Denver. Scott Caldwell represented the landlord.

Guild Mortgage Company leased 2,666 square feet at 2000 S. Colorado Blvd. in Denver. Scott Caldwell, Andrew Piepgras and Peter Thomas represented the landlord.

Lincoln Apartment Management leased 2,546 square feet at 2000 S. Colorado Blvd. in Denver. Scott Caldwell, Andrew Piepgras and Peter Thomas represented the landlord.

Austin Peterson of Apex Real Estate Solutions purchased 403 S. Grant St. in Denver for $1.93 million from the Casana Corporation.

Unique Property LLC purchased 10783 Irma Drive in Northglenn, which houses an auto-repair shop, for $1.3 million from 10783 Irma Drive LLC. 

Merceditaz LLC purchased 9880 W. Girton Drive in Lakewood for $1.2 million from Ycubed Investment LLC. 

NLA HD Lakewood LLC purchased 9900 W. Colfax Ave. in Lakewood for $600,000 from 300 Santa Fe Drive LLC.
